The simpler and more quantifiable jobs, like house extensions, or any new build, will often suit a straightforward quote and fixed price contract.
The older building refurbishment may be better treated either as a quote with extensive use of provisional sums (against unknown problems that often do crop us with old buildings), or on a work plus materials basis.
Each project is different. You may want to take advice from a professional in the field, for example a quantity surveyor, or you may already have the services and advice of your own architect.
